HVAC repair in Washington, the local picture
We handle air conditioning repair, heating repair and system replacement for homes across Washington, and if your house is too hot or too cold right now, call us and we will get you on the schedule. Washington summers run hot and heavy with humidity, and a system that cools the air but never pulls the moisture out will leave rowhouses feeling clammy by August. Winters here swing. A mild week can turn into a hard freeze that finds every weak igniter and tired blower motor. The housing stock keeps us busy in different ways. Older rowhouses and Federal-era homes often have retrofitted ductwork squeezed into tight chases, converted basements with poor return air, and condensers wedged into narrow side yards or set on flat roofs. Newer condos and infill builds bring their own puzzles with shared venting and short duct runs. We work on what is there, explain what we find, and tell you what it will take.
Much of the housing here is early twentieth century brick rowhouse, with pockets of postwar detached homes and a lot of newer condo conversions. Solid masonry walls, thin original insulation and retrofitted ductwork are common, so we often work with tight chases, high-velocity or ductless systems, and older radiator heat.
Day to day we are on I-395, I-295, US-1 and Connecticut Avenue.

How soon can you get to my home in Washington?
Call us and we will give you the soonest window we have, usually same week and often sooner when a system is down completely. Heat waves and the first real cold snap are our busiest stretches, so calling early in the day helps. If parking is tight on your block or a building has a service entrance and elevator rules, tell us when you book so our technician arrives ready to work instead of circling.
Do you work outside Washington itself?
Yes. We cover the surrounding towns including Arlington, Alexandria, Bethesda, Silver Spring, Takoma Park and Hyattsville, and we work across Virginia, Maryland, Delaware, New Jersey, Pennsylvania, West Virginia and North Carolina. If you are not sure whether your address falls inside our area, call and give us the cross streets and we will tell you straight.
What does a repair visit cost?
You approve a written quote before any work starts: visit, parts and labor. No surprises on the invoice.
What brands can you service?
Carrier, Trane, Lennox, Goodman, Rheem, York, Bryant, American Standard and more, gas and electric, as an independent repair company.
How it works
- Step 1
Tell us the symptom
Call or fill in the quote form. We ask what changed, when it started, and what the thermostat reads against the actual room temperature. That short conversation tells us what parts to load on the truck.
- Step 2
We diagnose on site
A technician checks the thermostat, the electrical side, airflow through the filter and coil, refrigerant behaviour and the outdoor unit. You get a plain explanation of what failed and why, before any work starts.
- Step 3
Repair and verify
We make the repair, then run the system through a full cycle and measure temperatures at the supply and return. If something upstream caused the failure, we tell you so it does not repeat.

Why homeowners call us
- We know salt airCoastal homes lose condenser coils to salt corrosion years before inland systems do. We look for fin damage and pitted line sets on every visit, because a clean-looking unit can still be shedding capacity from the outside in.
- Humidity is part of the jobHurricane-season air loads a system in ways a temperature reading will not show. If your house feels clammy at 74 degrees, we look at run times, airflow and drainage rather than just adding refrigerant and leaving.
- Crawlspace realitiesHigh water tables mean wet ground under ductwork, rusted plenums and condensate lines with nowhere good to drain. We check what is happening under the floor, since that is often where comfort problems actually begin.
- Straight answersWe tell you what failed, what it will take to fix, and whether a repair makes sense on an older system. No pressure to replace something that has honest years left in it, and no vague diagnosis.
- All major brands, gas & electricIndependent service on Carrier, Trane, Lennox, Goodman, York and the rest.
- Straight answersWhen a replacement beats a repair, we tell you, sometimes before we roll a truck.
