What the job involves

We start at the air handler and work outward. The blower compartment and coil area get inspected first, because dirt there ends up in every room. Then we put the duct system under negative pressure and agitate each run with brushes or air whips so debris travels toward the collection point instead of into your living room. Registers and boots come off and get cleaned by hand. Flex duct gets handled gently, since the inner liner tears easily and a torn liner means replacement, not cleaning.

What we check while we are in there

Open ducts tell us a lot. We look for crushed flex in crawlspaces, disconnected boots dumping conditioned air under the floor, and insulation that has gone damp from a high water table. We check the return for gaps pulling in crawlspace air, since that is often the real source of the dust. We note filter fit, because a filter that does not seal lets everything bypass it. You get photos of what we found and a straight explanation of what matters.','

How we decide cleaning is the right call

Cleaning helps when there is actual debris to remove. Post-renovation drywall dust, rodent activity, or years of grit tracked in through a leaky return are all good reasons. Cleaning does not fix a musty smell caused by a wet crawlspace, a dirty evaporator coil, or duct sitting in humid air without insulation, and we will tell you that instead of selling you a cleaning. If the liner is deteriorating or the runs are collapsed, replacement is the honest answer.

How often do air ducts need cleaning?

There is no fixed schedule. Most homes go many years without needing it. Renovation work, pest activity, water under the crawlspace or a return leaking unfiltered air are the events that actually justify a cleaning.

Will duct cleaning help my allergies?

It can help if measurable debris is coming out of the registers. It will not help if the source is a damp crawlspace, a dirty coil or a filter that does not seal. We check those first.

Can you clean flexible ductwork?

Often yes, with soft brushes and controlled airflow. If the inner liner is already torn or the run is crushed, cleaning will make it worse. In that case we recommend replacing the affected sections.
